Introduction

It is essential that ASML`s property, plants and equipment, buildings, real estate and services are maintained at a consistently high level to realize our growth targets. The Corporate Real Estate (CRE) organization is a centralized department that is responsible for CRE activities worldwide, serving more than 40,000 employees.


Role and responsibilities

 As part of Corporate Real Estate (CRE) team, the Hard Service Sr. Specialist will be responsible to manage the Hard (Mechanical, Electrical, Clean room maintenance) services across the CRE Korea region that delivers the Asset Management and Facility Maintenance outsourced services. It would be mainly focused on the ASML owned facilities including cleanrooms. Hard Service Sr. Specialist’s core task is to optimize the supply chain and build partnerships with suppliers to ensure consistent and aligned services, (future) flexibility and continuous improvement.

 In collaboration with the procurement & sourcing team (s)he ensures the necessary capacity and capabilities in the supplier base and monitor their performance. (S)He drives continuous improvements with the suppliers. (S)He defines budgets, create forecasts and approve expense. Focus on the financial- & performance management, and contract development.

 As the Asset management manager, (s)he is responsible for the establishment of the Long-Term Asset Maintenance Plan, and also defines the asset maintenance project portfolio for next year, ensure funding, and drive the execution of the approved asset maintenance projects in the running year. (S)he manages a portfolio of studies that originate from operational disturbances or incidents where proper preventive actions need to be investigated and defined, and works closely with the CRE EHS and the Asset Safety managers to optimize the execution of planned asset maintenance activities without effecting business continuity.

 As part of the Projects team, (s)he will contribute to continuously improve the asset management standards and methods. And (s)he will report to the CRE global region(Korea and Japan) management.

 


Job description

- Create / Update the Long Term Asset Maintenance Plan(LTAMP) plan.

  • Manage the LTAMP-process cycle, included relevant improvement projects.
  • Use all available asset management data, the priority model and de input from stakeholders to create a balanced 10-year LTAMP&B.

- Work out detailed Asset Maintenance Project Year Plan

  • Translate the LTAMP to a more concrete and detailed project portfolio for the next year.
  • Define the funding requirements for this project portfolio.
  • Ensure proper administration of project proposals and execution.

- Manage the execution of surveys (condition assessment, insurance, risk assessment, asset inventory, etc.)

- Manage the portfolio of studies that originate from operational disturbances or incidents that required 3rd line support and proper investigation or study.

- Develop and maintain a comprehensive system for performance management and metrics to monitor supplier performance and contract-compliance.

- Define appropriate supplier selection and contracting process together with sourcing team.

- Manage and deploy contracts, maintain contracts through changes.

- Coordinate and follow up with supplier on execution of non-standard service requests.

- Manage the operational evaluation process for the supplier performance (like Operational/Quarterly/Strategic Business Reviews), and ensure necessary actions, changes or improvements are implemented.

  • Evaluate if the business needs (now and future) are met with the contracted service concepts, SLA`s, KPI`s and other contract specifications, and coordinate necessary long term / structural actions, changes and improvements.
  • Manage the cost forecasting and budgeting process; set-up and maintain the relevant processes and templates.
  • Based on annual activities plans, create, monitor, justify, maintain, adjust the annual financial plan (budget) and forecasts per service line.
  • Manage supplier reporting process (availability of reports and dashboards).

 


Education & Experience

- Bachelor or master degree in Engineering, Real Estate asset management, Facilities Management.

- 10~15 years of relevant work experience; Facility management, Facility construction, Complex industrial environment.

- Preferably experienced Commissioning and Acceptance process of facilities, Contract and supplier management, Cost control and planning.

- Relevant license to facility management is plus (e.g. 설비기사, 안전기사 등 관련 자격증, Facility building engineering, PMP, etc.)

- People management experience is a plus.
