[Position] Sr. Facility Technician?Building Repair_E (건축/영선, 7년 이상)

LEGOLAND® Korea Resort, Technical Service 부서에서 Sr. Facility Technician 을 채용합니다. 호텔, 리조트, 테마파크 등 유관 업종에서 7년 이상의 시설 관리 경력을 우대합니다. 또한 건축 관련한 자격증 소지자 및 인허가 관련 경력, CAD 스킬이 있는 분들을 우대 하고 있습니다. 자세한 사항은 반드시 아래의 Job Description을 참고해 주시기 바랍니다.

Position Summary:

-Working in a fast-paced and guest-facing business, Technical Services is a dynamic team responsible for the all elements of maintenance across the resort to ensure the park is always operating safely and effectively. Our team members are enthusiastic and motivated to deliver and improve the service we provide, while having a sense of fun and community that comes from working with Merlin Entertainments and LEGOLAND Korea Resort.

You are responsible for the resort facility. You will ensure the maintenance, repair and upgrades are conducted safely and effectively by your teams who provide very professional technical knowledge & skill.

Key Objectives:

-Manage the facility team to keep the park running safely and effectively

-Manage all the Health and Safety elements of facility maintenance work and compliance with relevant codes, standards, and regulation

-Innovate to reduce maintenance time and cost, while reducing the reliance on contractors for all facility maintenance related work

-Be a safety focal point as a legal safety manager

Scope and Responsibilities:

-Ensure that building maintenance activities follow the Merlin, LEGOLAND Korea resort and legal requirement.

-Develop building maintenance and repair plan(Pre-open, Building Fabric and Structures, The Thaw Safety, Preparation for Winter Safety, Damage from Storm and Flood Prevention, Park closure period repair etc.).

-Coordination and schedule building structure safety inspection by inspectors.

-Maintenance and repair work for building facilities to be operated without park and hotel operation problems and down time.

-Overall responsibility of park-wide building structure, theming, signage, FF&E and so on.

-Training all building repair technicians to become professional handyman(Carpenter, Painter, masonry worker, wallpaper hanger) for Hotel & Park facilities.

-Develop building facility maintenance procedures, methods, and emergency response.

-New facility hand over from construction contractor and defect management

(Licenses, completion documents, buildings, sculptures, FF&E, etc.).

-Assist other departments as and when required to support the operation of the park and hotel

(Local tax and acquisition tax report, F&B business report, Hotel rating review, Hotel type 2 facility registration, Hygiene rating review, amusement facility business registration, education fee refund procedure support, survey on our disabled person facilities, Facility supports for various accidents, etc.).

-Assist facility works within Technical services.

-Responsible for utilizing INFOR-EAM to daily work related to tasks.

-Project management support(license, cost, schedule, safety, quality).

-Safety management for building maintenance.

(The Safety Control Of Hazardous Substances(Flammable material), Safety certification /inspection target, Risk assessment, Special health examination target and item management)

-License management.

-Review of licenses and permits during project progress (consultation with city hall, etc.)

-Monitoring and cooperating with the LLKR project final licensing progress

-Departmental order management (type, data analysis, etc.).

-Facility maintenance and improvement construction budget management(CAPEX, OPEX, Walk around).

-Responding to facility-related government affairs.

-건축물의 유지관리 및 보수 계획 수립(오픈전 점검, 건축물 마감재 및 구조물 점검, 해빙기 안전점검, 동절기 대비 안전점검, 풍수해 대비 안전점검, 파크 휴장기간 보수 등)

-건물 구조안전진단 계획 및 진행

-파크 및 호텔 운영에 문제 및 다운타임이 발생 되지 않도록 건축 시설물 유지관리

-건축물의 구조, 띠밍, 간판, FF&E 등의 유지보수 및 관리

-건축보수 전문기술인 양성교육(목공, 도장공, 석공, 도배공 등)

-건축물 유지관리 절차, 방법 및 비상대응 작성

-시공사로 부터 신규 시설물 인수인계 및 하자관리(인허가, 준공서류, 건축물, 조형물, FF&E 등)

-파크 및 호텔의 운영 지원

(지방세 및 취득세 신고, 식음 영업 신고, 호텔 등급 심사, 호텔 제 2종 시설물 등록, 위생등급 심사, 유원시설업 등록, 교육비 환불 절차 지원, 장애인시설 등 유관 협회 점검, 각종 사고 시 시설지원 등)

-부서 내 시설 업무 지원

-시설물 유지관리 일상 업무에 INFOR-EAM 활용

-프로젝트 관리 지원(인허가, 비용, 시간, 안전, 품질)

-건축물 유지보수를 위한 안전관리

(유해물질(가연성 물질), 안전인증/검사 대상, 위험성 평가, 특수 건강검진 대상 및 항목 관리)

-인허가 관리

-프로젝트 진행 시 인허가 검토(시청, 유관기관 협의 등)

-레고랜드 코리아 리조트 프로젝트 최종 인허가 모니터링 및 지원

-부서 오더 관리(유형, 데이터 분석 등)

-시설물 유지관리 및 개선공사 예산관리(CAPEX, OPEX, Walk around)

-시설물 관련 대관업무 대응

Background and Experience:

-Over 7 years’ experiences in a large scale of Hotel, Theme park and resort as (Carpenter, Painter, masonry worker, wallpaper hanger, manager)

-Facility management experience in accordance with the Special Act On The Safety Control And Maintenance Of Establishments a plus

-PM or CM experience a plus

-Experience in new project handover a plus

-Availability to utilize AUTO CAD for layout management a plus

-Construction-related certificates

-Able to be in shift work if necessary

-Able to collaborate smoothly with other parts other than the architectural part

-시설물 안전법에 따른 종별 시설물 관리 경험 우대

-프로젝트 관리 또는 건설사업 관리 경험 우대

-Auto-Cad를 이용한 레이아웃 관리 가능자

-건축 관련 자격증 소지자 우대

-주말 근무 및 교대 근무 가능자

-건축파트 외 다른파트와의 원활한 협업 가능자

Education:

-Bachelor’s degree preferred. Diploma in Engineering or related field preferred.

Work Environment:

-Various inside and outside locations with varying temperatures and floor surfaces.

-Exposed to wet and/or humid conditions.

Other Requirements:

-Maintaining confidentiality within the organization and protect any information that classified as confidential.

-Maintaining honesty and integrity with superior, subordinates and guests.

-Must be willing to work flexible hours, including evenings and weekends to support park and hotel operations.

-Requires a valid driver’s license and passport.

Health & Safety:
