We are looking for an experienced Facilities Manager to oversee entire facility managements. The person will be responsible for preserving the good condition of infrastructure and ensure that facilities are safe and well functioning.
Facility/Asset and Security Management (70%)
Facility Management
1) Lease contract management (new, renewal, terminate)
2) Mortgage security (new, renewal, terminate) including pledge right of deposit.
3) Relocation and Renovation project
4) Facility maintenance including parking managements
5) Office management including layout change, air quality, space management and maintenance
6) Participate in Year-end audit process and closely work with Finance about lease contract information
Asset Management
Company Car
1) Company Management including Contract management, insurance/maintenance. Plays a bridge role between employee and company car service providers.
2) Bill / Fine Ticket
3) Parking (Incl. private car)
5) Return and restoration
6) Year-end audit process and closely work with Finance about contracts
7) Policy management
Asset management
1) Innosys system input on Lease contract data input and update (building, vehicle) into the Innosys system of HQ
2) Year-end audit process and closely work with Finance about contracts
3) Manage Non-SAP listed assets for entire ZEISS SSC Korea entity
3) Purchasing & Disposal procedure for all relevant items
4) Policy management
Security
1) Software management of controller and CCTV
2) Issue, register, change, delete of ID card data
3) Entrance right allocation
4) Security hardware install, change , delete
5) Visitor card
Sustainability project lead (30%)
Under sustainability global project, this position is in a leading role for sustainability project and report it to Brand Manager Korea.
- Company Car transformation from gasoline to EV based on set plan and strategy. The goal is to reduce CO2 emission, so we can contribute on climate action - Improve energy efficiency on Korean premises and, increase purchasing and use of Eco-friendly items on Facility and Asset management and plays a guidance role for SSC Korea
The position is reporting to Brand Manager under Management Team in SSC
The ideal candidate will be well-organized and able to optimize the use of space and equipment while reducing operating costs. Have a strong business support mindset to find optimized solution for given tasks.
This position should understand process and always find new solutions and digitization with market practices. For working experience, the position is required to have 5+ working experience in Facility Management, Real Estate and General Affairs. Contract management and Vendor management is must. English proficiency is required for daily operations and irregular conference calls with HQ or other SSCs.
On Competency level, Negotiation skills, interpersonal skills, open minded are must.This position is required some level of overtime on weekend scheduled works The person should understand that the goal is to ensure our business’s accommodation is problem-free and safe so that employees can work under the best conditions.
